Located at Ridgeville Industrial Campus, Arcadia Cold Storage & Logistics’ new operation will support high-volume throughput handling services including a variety of value-added services, full pallet handling, case picking and transportation management, according to a news release from the South Carolina governor’s office.

“We are very bullish on the Charleston market — the advantages of the Port of Charleston as a Southeast gateway out of and into the U.S. — and on our ability to provide the specialized and unique handling and storage services that will be required for retailers, frozen and refrigerated food manufacturers, and fruit and produce importers to grow their market share in the region,” Arcadia Cold Storage & Logistics CEO Chris Hughes said in the release. “Most importantly, we are proud to bring new jobs to Dorchester County and the surrounding communities.”

The company will use the Port of Charleston to support both import and export trade.

Arcadia Cold Storage & Logistics is a third-party cold chain services provider that focuses on handling, storage, distribution and value-added services for the food industry. The company works to bridge supply gaps within the cold chain industry through modern cold storage warehouse development and services.

Colliers announced today that a team led by Jeffrey Donnelly and Dmitry Levkov has closed the financing for the $68.8 million, 272-unit, luxury multifamily development in Palm Bay, Florida – an adjacent municipality of Melbourne.

The project, Eastshore Apartments, is comprised of an 18 acre site, with approximately 320,000 gross building area. The 272-unit apartment complex is scheduled to be completed in March 2025 and will offer one-, two- and three-bedroom units ranging from 824 to 1,250 Square Feet. Individual unit features will include Stainless Steel Appliances, Granite Countertops, Eat-In Kitchen, Under-Mounted Sinks, Balcony, Walk-In Closets, Tub/Shower, Range, Washer/Dryer, LED Lighting, Ceiling Fans, Custom Cabinetry, and 5G Capable Fiberoptic Infrastructure. SPARTANBURG, S.C. SPARTANBURG, S.C. (FOX Carolina) - This week Spartanburg County Council is taking action to eliminate blight also known as eyesores, empty, condemned or dilapidated properties.

There are hundreds in the county and a majority of them are in the Una, Saxon and Arcadia neighborhoods.

“For years, we did not have money to actually fix the problem,” said County Councilman, David Britt. He describes blight as cancerous to neighborhoods.

“It will take a body down and it can take a community down” he said.

He says it’s taken down Una, Saxon and Arcadia for years. There are dozens of blighted and condemned structures, but soon some will come down.

“We’ve got 100 that we’re going to go after this year in this million dollars” said Britt.

On average, it cost around $10,000 to demolish just one house. So, the million dollars won’t cover the demo of the 340 condemned structures on the county’s list, but it’s a start.

“Out of the 340, if we knock out 100 this year, 100 next year, 100 the following year-- we got it going,” said Britt.

“That’s going to change things in a drastic way,” said Tony Thomas with the Northside Development Group.

Thomas knows all about removing blighted properties and the difference it can make.

“Our community had this reputation that it was like a community non grata. It wasn’t where you wanted to be” said Thomas.

About 12 years ago, he and other community advocates along with the city began to revitalize Northside and fight against gentrification.

“At the very beginning of this process, about 47% of the houses in the Northside community Cleveland Heights area, which is the most historic part of the community, were boarded up” said Thomas.

There are not many homes boarded up anymore, but there are some under construction. Now that they’ve helped revitalize the neighborhood, the Northside Development Group is focused on creating more affordable housing opportunities.

“People are now starting to return back and to make this community what it should be as a community” said Thomas.

Mount Pleasant-based Arcadia Publishing says it has purchased a Charleston-based self-publishing service in an effort to round out its business model at an uncertain moment for the industry.

Arcadia says its acquisition of Palmetto Publishing Group is meant to provide a new source of revenue for a traditional publishing house. Palmetto Publishing charges authors upfront to edit their manuscripts and lay out their books rather than take royalties later.

That business, which was founded in 2015, will continue as a self-publishing service, said Michael Shannon II, Palmetto Publishing’s founder. But it will also be central to a new effort to publish titles Arcadia would otherwise pass on.

Shannon says Arcadia, which specializes in local- and regional-interest titles, is launching a new imprint, Vertel, to publish locally focused books like niche histories and regional photography collections. Like Palmetto Publishing, it will charge authors up-front fees to get their books to press.

But the new imprint won’t purely be a self-publishing service. If books perform well, Arcadia plans to pick up them up for its existing imprints, like The History Press, which it acquired in 2014. The idea is to throw its resources behind books once they’ve proven they have a market.

“Arcadia realized that they were having to turn away authors that were coming to them with local/regional content but it just wasn’t meeting their revenue model,” Shannon said. “Instead of sending them a rejection letter, we now have an alternative where that person can publish their book.”

Arcadia CEO Richard Joseph said the hybrid model is intended to take some of the risk out of a publishing niche that has plenty. The company faces much of the same uncertainty that larger publishers do, but it’s starting from a smaller base of customers for each of its titles.

Shannon says he’s aiming to publish a few hundred books a year with Vertel, adding to the roughly 600 Arcadia already releases annually. He expects the imprint to crack $1 million in revenue in its first year.

Still, the acquisition is a relatively modest one for Arcadia, adding about 10 local employees to a staff that now totals about 100. Financial terms weren’t disclosed.

“It’s just another way to keep local and regional content alive,” Joseph said. “It was not a very substantial acquisition, but we have big aspirations for it.”

More than seven decades ago, The Post and Courier’s predecessors set up shop on upper King Street in a three-story building that was expanded and upgraded over the years.

In the not-too-distant future, the block-long structure that for 70 years until 2021 served as the home of the South’s oldest daily newspaper will become history itself.

Plans are in the works to demolish the now-empty building bounded by King, Columbus and Line streets and the future Lowcountry Lowline linear park on the Charleston peninsula.

In its place will sit the third and final phase of a 12-acre redevelopment project called Courier Square.

The concept calls for five buildings rising three to 12 stories with one level of underground parking on the footprint of the existing structure.

“Having multiple buildings with multiple elevations will make it much more interesting,” said Ron Owens, CEO of Evening Post Industries Inc. “Putting parking underground will be more expensive, but we believe it’s worth it.”

The uses haven’t been determined, but Owens noted they are likely to include retail, office, residential and hospitality.

About one acre of the 3.6-acre site is set aside as green or open space, with setbacks to allow for on-street parking, wider sidewalks and a planned pedestrian plaza through the center of the block.

“We hope that allows us to go higher in some places and lower in others,” Owens said.

The plaza will extend from King Street to the clock tower on The Guild Apartments overlooking the Lowcountry Lowline.

Beneath the clock tower will rise a pavilion at the center of a square next to the future linear park on a former rail line.

The final phase’s design is centered on development of a public space, according to Christian Sottile, an architect with Sottile & Sottile of Savannah who is helping to shape the project.

“It’s being called Courier Square, but there was no square,” Sottile said.

The main drivers of the concept under consideration were King Street and the old rail line and how to connect the two. As talks that began more than a year ago morphed, the idea gelled for the space beneath the clock tower to become the public square of Courier Square.

Sottile called it a “living room on the Lowline,” where people could gather at the pavilion as they took a break from a walk along the still-to-be built park or could enjoy an outdoor lunch from one of the nearby restaurants that would come to the project.

To make the development work with the amount of proposed open space, Sottile pointed out buildings will be lower in height near the street and rise higher in the center of the block. The planned tallest structure of 12 stories will sit next to Line Street and the Lowline.

Retail and restaurant spaces are planned at the street level while office workers, residents and hotel guests will occupy upper floors. Parking entries are planned off Line and Columbus streets, and a dome-like structure could anchor the corner of King and Line streets.

Plans also call for parallel parking on both sides of King Street along with expansive sidewalks around the project.

“You don’t get the opportunity to do this on an entire block very often, if ever,” Sottile said. “The plan is to make the public realm better, the project better and the skyline better.”

The project is still a few years from becoming a reality. It still has to make its way through the city approval process and is about a year away from going to the Board of Architectural Review for initial consideration, according to Owens.

The 226-unit, eight-story Guild and the neighboring five-story headquarters of apartment giant Greystar comprised Phase I of Courier Square. Both opened in 2018.

Construction on the first buildings in Phase II could begin next year. That plan calls for four residential structures with 333 units on part of the block bounded by King, Line and St. Philip streets.

Another project called The Peninsula is planned next to Hoffler Place on part of the same block as the residential buildings. It will be for senior living. Construction could start after work on the residential developments is underway, Owens said.

The purchase unites the two largest publishers of books based on local or regional content. Arcadia has a backlist of 9,000 titles that draws on pictures and other archival material to tell the story of particular communities. The History Press has a more text-based approach, with some 3,000 titles on regional topics and events.

Arcadia CEO Richard Joseph said History Press compliments his company’s list, noting that in a number of accounts their books are often sold side-by-side. He stressed however, that the editorial operations of the two companies, which are both based in Charleston, S.C., will remain separate, and that titles will continue to be released under The History Press imprint. Details of how the sales and marketing operations will be integrated are still being worked out, although Joseph said there are opportunities to create operating efficiencies.

In a note to the employees of both companies, Joseph wrote: "We are committed to the pursuit of new growth opportunities and to increasing the availability, depth, and breadth of local books."

He told PW that Arcadia has had a solid start to 2014 and that the company is on track to release about 615 new books. Since Arcadia’s titles are heavily illustrated, it has been cautious in moving them into digital format and, at the present time, only about 4,000 of its titles are available as e-books.

PJ Norlander, marketing director, said that as the technology improves, Arcadia will continue to make more titles available as e-books. Alternatively, nearly all of History Press’ titles are already sold as e-books.

The sale of the U.S. arm of The History Press Ltd. will have no impact on its U.K. business. "We are enormously proud of the fine company we have built together in just a few short years," said Stuart Biles, chief executive of The History Press Ltd., speaking about the company's U.S. division. "We're extremely sad to see the business leave our group, but have to recognize the significant benefits which will be achieved by joining History Press Inc. with Arcadia, both creatively and operationally."
