RIDGEVILLE, S.C. (WCSC) - A cold storage solutions company plans to invest more than $70 million to establish operations in Dorchester County, the governor’s office announced Thursday.

Arcadia Cold Storage & Logistics is a third-party cold chain services provider that focuses on handling, storage, distribution and value-added services for the food industry. The company works to bridge supply gaps within the cold chain industry through modern cold storage warehouse development and services.

“We are extremely excited about this project and want to express our sincere thanks to the South Carolina Ports Authority, Dorchester County, our Saxum Real Estate partners, the Governor and the Department of Commerce in the great state of South Carolina for their support,” Arcadia CEO Chris Hughes said. “We are very bullish on the Charleston market — the advantages of the Port of Charleston as a Southeast gateway out of and into the U.S. — and on our ability to provide the specialized and unique handling and storage services that will be required for retailers, frozen and refrigerated food manufacturers, and fruit and produce importers to grow their market share in the region. Most importantly, we are proud to bring new jobs to Dorchester County and the surrounding communities.”

The new operation, which will be located at the Ridgeville Industrial Campus, will support high-volume throughput handling services including a variety of value-added services, full pallet handling, case picking and transportation management. The company will utilize the Port of Charleston to support both import and export trade.

The company expects the investment will create 69 new jobs.

Greenville, SC – Arcadia Animal Rescue was recently selected as the beneficiary of charitable giving by the employees of global precision metal parts manufacturer, Stueken LLC.

A family business founded in 1931 by Hubert Stüken, social responsibility has always been at the core of the company’s values. “Every year at the holidays, we ask our employees to partner with us to support a local charity,” says Lorri Mercer, Human Resources Business Partner. “This year, we chose to support a group impacting the lives of animals in need in the surrounding community.”

In post-pandemic United States and abroad, animal shelters are experiencing an historical high volume of intake according to Aly Balan, volunteer and spokesperson for South Carolina-based Arcadia Animal Rescue. “So many people have been forced to give up their pets due to being displaced from their homes and the shelter systems are literally busting at the seams,” says Balan. “Without rescues like ours stepping up to the plate, animals are being euthanized solely for lack of space.”

In 2022 alone, Arcadia Animal Rescue was able to save the lives of well over 150 dogs and cats from high-volume shelters and in the community at large in South Carolina and beyond. “When the folks from Stueken LLC contacted us and said we had been selected for their yearly employee giving, we were beyond ecstatic because we had just taken in a large hoarding case of emaciated and sickly animals,” Balan says. “Since we rely solely on donations, we were in desperate need of supplies.”

At the end of December, to coincide with the holiday giving season, the employees at Stueken LLC collected all kinds of pet supplies, including food, blankets, toys, cleaning products, and other much-needed materials and presented them to the rescue’s volunteers. On the day of pick up, employees were able to meet some of the dogs currently in foster care whose lives were impacted by their generosity.

“It really was such a huge relief to know that we could start the new year off fully stocked and prepared to provide everything the animals in our care needed,” Balan added. “We are so grateful for the support of the folks at Stueken; we can’t do what we do without the partnership of our local community.”

For the first time, a Midlands community is banning single-use plastic bags, such as the kind often used by grocery stores, joining a widespread environmental movement aimed at reducing litter in waterways, beaches, forests and roads.

The Arcadia Lakes Town Council voted unanimously Thursday night to ban most single-use plastic bags by retailers, along with Styrofoam cups and Styrofoam coolers that are not encased in a hard material.

“We recognize that single-use plastic bags are bad for the environment,” Mayor Mark Huguley said Thursday afternoon, a few hours before the council’s vote. “I’m always picking them up from my yard. They’re ubiquitous. They’re in yards and streets and waterways. They don’t disintegrate easily.”

Arcadia Lakes, a small town of about 1,000 residents in central Richland County near Columbia, is the first community in inland South Carolina to ban plastic bags, according to the state’s Coastal Conservation League. It follows the bag-ban example of a dozen mostly larger cities and counties along the state’s tourist-heavy coastline.

“I think we are trying to do the right thing here, and we just all believe that sometimes a small place can make a big difference,” Huguley said.

In recent months, cities including Mount Pleasant, Isle of Palms, Surfside Beach, Folly Beach and Hilton Head Island have outlawed stores’ and restaurants’ use of plastic bags. Charleston, the state’s largest city, voted last November to ban not just plastic bags, but also plastic straws and foam containers, The Post and Courier reported.

Richland County is considering a plastic bag ban of its own.

Environmental advocates say plastic bags are among the biggest components of litter and can harm wildlife and water quality. But others say that regulating plastic bags and other food containers could lead to higher costs for local businesses, which could trickle down to consumers.

As a mostly residential community, Arcadia Lakes has only a few businesses that will be affected by the bag ban, which applies only to retailers. Businesses will have until March 2020 to transition to the bag ban. And there are a number of exceptions written into the law, Huguley said, such as allowing plastic garment bags used by dry cleaners.

When he initially shared the proposal with local retailers, Huguley said it was met with some concerns.

“Yes, there are some that are not happy with it, but none have followed up with me,” the mayor said. “I think as they read the ordinance, my suspicion is they feel like maybe they want to give it a try.”

Some state lawmakers, under pressure from plastic-bag industry lobbyists, tried unsuccessfully to stop local governments from outlawing plastic bags for the past two years. The ban on bag bans died in the S.C. Senate last year thanks, in part, to the efforts of local government advocates and environmentalists.

Private equity firm ACRE and investment manager ARK Residential have begun preleasing at The Springs at Arcadia, a 150-unit single-family-for-rent community being developed in Myrtle Beach, S.C.

Construction is underway, with the two companies slated to acquire the homes in the master-planned Arcadia community directly from the builder, Atlanta-based Pulte Group. Approximately 30 homes are expected to be delivered each quarter with an estimated completion date in the first quarter of 2024. The SFR homes will be the exclusive rental community within the larger master-planned development. The Springs at Arcadia will be managed by Elmington Property Management.

A Cushman & Wakefield equity, debt and structured finance team, comprising John Alascio, Chuck Kohaut, TJ Sullivan, John Spreitzer and Aaron Graves, arranged $37 million of acquisition financing for the project.

The Springs at Arcadia will have three- and four-bedroom detached homes with various floorplans ranging in size from about 1,500 to 2,300 square feet. The one- and two-story homes will have energy-efficient appliances and fixtures, as well as fully sodded and professionally landscaped front, rear and side lawns and two-car garages. Amenities will include access to the master-planned community’s recreational center, including a clubhouse, pickleball courts and a resort-style pool.

Bret Hewett, vice president of acquisitions for ACRE, said in a prepared statement the firm is excited to plant a flag in Myrtle Beach, a growing market that is seeing strong demand for SFR product. The Springs at Arcadia is part of a larger roll out of SFR communities under ARK’s The Springs brand. Other communities are slated to open throughout the Carolinas, Georgia and Texas. The Springs brand communities will be tenant-focused properties that offer full-service rental housing with a wide array of amenities, including health and wellness offerings.

ARK Residential was formed by Midtown Equities LLC, a privately-held real estate investment and development company that serves as the investment platform for the Cayre family. The firm has a national and international portfolio of more than 14 million square feet in the residential, retail, office, industrial and hospitality sectors. ARK Residential was formed to pursue SFR communities, multifamily, mixed-use assets and land development opportunities in key markets throughout the United States.

S.C. Project Details

David Beare, a co-founder and partner of ARK Residential, said in prepared remarks the property will offer a rare opportunity for those seeking rental options in Myrtle Beach. He noted the property is surrounded by tall pine trees and feels private and secluded, but is close to large employers, supermarkets and retail centers.

Myrtle Beach is a key part of South Carolina’s $24 billion tourism industry and home to Myrtle Waves, one of the largest waterparks on the Eastern seaboard, the Carolina Opry, the Myrtle Beach Boardwalk, Myrtle Beach State Park, Hard Rock Park and more than 90 golf courses. Notable employers in the region include GE Aviation, Lockheed Martin, Honeywell, Boeing, Conway Medical Center, Grand Strand Regional Medical Center and Tidelands Health.
